TENANTS COST OF RENTING

Considering renting! it is essential you are aware of all the costs involved. The list below summarises all costs we can think of for your rental budget:


WHAT DO I HAVE TO PAY?

The tenant will be required to pay the following before commencement of the tenancy:-


Damage Deposit (Usually one Months Rent) to be held in a Deposit Proptection Scheme

Tenant Fee £100 then £30 thereafter for every additional tenant

One months Rent In Advance

DEPOSIT

A Deposit equivalent to one month’s Rent or an agreed amount in some circumstanes, payable on offer of a property.


The Deposit will be protected using the DPS (Deposit Protection Service). We are accredited with Client Money Protection and can be assured that your Deposit is protected.

RENT

Rent is charged monthly and is due on the same day of each month (i.e. a tenancy starting on the 5th of the month will mean the rent is then due on the 5th of each month thereafter).


Rent to be paid by standing order through the bank, thepropertyshop provide a standing order mandate and unique payment reference for tenants to complete.

UTILITIES

Thepropertyshop will transfer the utilities into the tenant’s name at the beginning of their tenancy.


Thereafter it is the tenant’s responsibility to manage the payment of their utility bills.

COUNCIL TAX

Thepropertyshop will transfer the council tax into a tenant’s name at the beginning of their tenancy.


Thereafter it is the tenant’s responsibility to manage the payment of their council tax bill.

INTERNET AND PHONE

It is the tenant’s responsibility to manage their own telephone line and internet connection within the property.


The landlord will not be responsible for providing a telephone line, internet connection or television signal within a property.

INSURANCE

The landlord has no responsibility for the tenant’s contents whatsoever. The tenant is therefore responsible for insuring and protecting their own goods.
